Selling your home can be an easy and very rewarding process.  IF you follow a few simple guidelines and suggestions.

Here are the steps for selling a home:

Choose Your Listing Agent Carefully

  • Your listing agent is there to represent YOU and YOUR interests only.
  • Take the time to interview at least three agents that work exclusively in your neighborhood and geographic area. Make sure you are comfortable with your Agent; ask as many questions as you like. And always ask to speak to past clients.
  • Negotiate your listing agreement.  Pay special attention to the term and conditions of cancellation of the agreement.

Make Your Home Ready for Sale

  • Make your home shine.  Along with normal cleaning, have the carpets, windows, draperies, blinds cleaned. De-clutter all rooms, including closets.  Improve curb appeal with new plants, trimming trees, painting the from door.
  • Rent a storage unit for excess furniture, garage items, etc.
  • It is a good idea to have any inspection before you go on the market; you will be aware of any problems and can make necessary repairs.
  • Protect your privacy be removing or locking up all personal items, jewelry, medicine, etc. while your home is on the market.
  • If you have pets, make arrangements for them to be kenneled or away from the home while it is being shown.

Determine with your Agent How Much Your Home is Worth

  • Your Agent is the BEST person to help you price your home.  They will do a comparative market analysis (CMA) and show you what comparable homes in your area are selling for.
  • If you overprice your home, it will not sell, at least not in the foreseeable future.
  • Determine whether your market is hot, cold or neutral.  Price your home accordingly.

Market Your Home

  • Let everyone you know that your home is for sale; friends, family and co-workers.  If they have an interest, direct them to your Agent.
  • Your agent should sit down and talk with you about the best and worst features of your home. You can’t fix location, but you can get rid of ugly paint or worn carpet.
  • Take the best photographs possible, even if you have to hire a professional.  Buyers love lots of good pictures.
  • Have your agent make a virtual tour.  Buyers love these too.
  • Your home MUST shine.  Clean, smells great, no clutter, no pets or homeowners at showings, mowed, tidy yard and plants.
  • Your home must be all over the internet. 85% of Buyers start their search on the internet.  Make sure your home can be found.

ALWAYS Allow Showings of Your Home

  • NEVER turn down a showing unless it is a true hardship.
  • Have your agent use a Lockbox instead of setting personal appointments.  Most Buyers and Agents prefer to see your home by themselves so they can talk freely.
  • Ask for Buyer feedback.  Buyers notice things the Seller may overlook. If you get the same complaint more than once, fix it if possible.
  • Your home must be show ready within 30 minutes.  You never know, your Buyer may be driving down your street right now.
